Design
I assess your site location, its characteristics, and the existing dwelling (if you are doing an addition/alteration to an existing home). We’ll go through a briefing process so I can understand your priorities, what you need from your home and how it should function and aesthetically feel for its occupants. Based on this I’ll design a number of concepts which we’ll refine into a single concept –set to become your future home.
Drafting
If you know exactly what you want from your home and just need it drawn up by a professional I can help. We’ll sit down and you can take me through your ideas, measurements and confirm it will all ‘work.’ I’ll draw up your plans so you’ve got a drawing set which communicates your plans.
DA & CDC Approvals
Once you’ve got your plans finalised I can guide you through the Council approvals process. After we establish whether you need Development Approval(DA) or a Complying Development Certificate (CDC), I prepare the relevant documentation including the required drawing sets, forms and statements. I’ll coordinate with third party contractors you’ve engaged (e.g. engineers) to ensure you have alignment in the reports required for review by a Certifier or submission to Council.
Construction Drawings
I’ll develop your plans into more detailed construction drawings specifying the details required for your builder to construct your home to your preferences. I can also complete and lodge applications for Building Permits.
Immersive/3D Visualisation
Love your plan on paper but finding it difficult to visualise how it will actually look and feel? Are the ceilings high enough, is the room big enough, do you want the entry like that and is it the right combination of materials? An immersive visualisation brings your plans a step closer to reality by creating a virtual 3D model that you can ‘walk through’ and get a photo-realistic sense of spatial relationships, flow and light.
Design Consultation
Feeling unsure about an idea or plans you’ve had drawn-up elsewhere? I provide design consultation and can review plans or provide counsel on process if you’re unsure about something. I’ll ask for your brief (what you want from your future home) and look for ways your design could be improved to maximise function and comfort (for example how it will manage warmth, light and noise in combination with flow and space), so you can feel informed and confidently go forward planning the home of your dreams.
